My client is confidentially looking to bring on a -Chief Financial Officer/ControllerFull Job DescriptionPOSITION: -Chief Financial Officer/Controller- Commercial Real Estate ONLYJOB RESPONSIBILITIES:

  • Maintain an advanced understanding of all business credit facilities including, but not limited to: Commercial Real Estate (CRE), Construction & Development (C&D), Business Lines of Credit, business equipment/vehicle loans and secured/unsecured financing options.
    • Effectively negotiate terms and conditions of commercial/business loans with existing and/or new loans.
    • Review business financial statements, tax returns and supporting documentation.
      • Properly package loan requests for underwriting with Development Team.
      • Advanced understanding of financial analysis including cash flow, profitability, liquidity, leverage and solvency.
      • Demonstrated ability to successfully structure complex commercial loan requests that minimize risk to Asset/Owner
        • Prepare initial pro forma development budget for internal/external use with construction lenders -
          • Manage the budget process after approval and construction to confirm that forecast versus actual expenditures are in line. Make necessary adjustments as required.
            • Costs
              • Work with construction, finance and development team to benchmark costs against prior projects as well as against actual pricing in the market
              • Confirm that all items are present in budgets including hard costs, soft costs, interest, FF&E and contingencies for both hard and soft costs - -
              • Confirm that construction debt is in line with market rate & terms are in line with business plan for specific project -
                • Revenue - -
                  • Benchmark underwriting lease rates (industrial/multifamily) against completed projects as well as lease comparables in the market for the different property types
                  • Confirm that lease up time, tenant improvements allowance and free rent / concessions are in line with market and included in the cost underwriting (analyze outside broker results)
                    • Capital Markets (Dispositions) -
                      • Benchmark underwriting exit cap rates against recent sales and other sales in the market (analyze outside broker results) - - -Internal:Create Annual Budget across by industry sector: - Multifamily, Industrial, and GSAMonthly & Annual Financial ForecastingCreate periodic financial reports and CAM reconciliation statements to assist Asset Management and Operations functions.Assist Development Team and Officers with acquisition underwriting and financial due diligence reviewing.Assist team in generating financial due diligence materials for commercial real estate dispositions/acquisitions.Prepare balance sheet reconciliations.Oversee vendor and AP payments process and commercial rent and AR (including preparing some invoices), and make solid, informative journal entries.Communicate with clients and provide support to management.Monthly/Annual cash flow and profit & loss statements.Analyze expenses and discuss same with management.Prepare annual 1099, Business Property License Renewal, and Personal Property Tax forms.Other duties customary of a commercial real estate accountant, as well as assisting with limited asset management and lease administration functions.REQUIRED QUALIFICATIONS:
                        --- Bachelor's degree; and CPA license preferred.
                        --- Minimum of 10 years' experience as an accountant.
                        --- Strong understanding of bookkeeping and accounting for commercial real estate.
                        --- Knowledge of Excel, QuickBooks Desktop, Yardi
